A 137B Inspection Report, also known as an Owner Builder Inspection Report, is required for the sale of a house that was constructed, renovated or altered by an owner builder in the last 6.5 years.
It is law that any owner builder must have this inspection done when selling their home. This applies to any building work done with or without a building permit and regardless of its cost… even if it’s just a new kitchen, bathroom renovation, or other small renovation, a carport or a verandah/pergola.
This report normally forms part of the Section 32 Vendors Statement.
There are serious fines if you get caught without a 137B inspection report and the purchaser can cancel the contract if they wish at any time… even after the sale is made.
Further, if the cost of the building work was more than $16,000, the owner builder must also provide warranty insurance which can only be obtained with a copy of this inspection report.
