What is a 137B inspection report?

An Owner Builder is someone who constructs or oversees the . construction, additions or renovations of their own house and is not a registered builder.

A 137B inspection report (also known as an Owner Builder or defect inspection report) is required by law if you decide to sell your home within 6.5 years of completion.

Weather you built the whole house, did a small addition or just did a small renovation; eg. a bathroom, kitchen, deck, verandah/pergola, carport, shed or just a pool barrier, it still applies. It doesn’t matter if it required a permit or not or, how much it cost.

This report forms part of a Section 32 Vendor’s Statement prepared by your conveyancer prior to the sale. 

Where the cost of the building work is greater than $16,000 you will also be required to provide Warranty insurance which can only be obtained with a copy of this report. Substantial penalties may apply where a report or insurance is not provided and, the purchaser can end the sale agreement at ant time if they choose without incurring any cost…… Is it really worth the risk?
